Alys Beach is a groundbreaking community located on Florida's panhandle on the Gulf Coast, six miles east of Seaside on County Road 30-A. Planned by DPZ & Company, Alys Beach is a Traditional Neighborhood Development (TND) whose architecture is rooted in the style of Bermuda and the courtyards of Antigua, Guatemala.

Alys Beach embraces architectural excellence and a deep respect for the natural environment. The 158-acre, 900-home community will include a town center with restaurants and shopping, swimming pools, a world-class beach club, tennis and spa facilities, a piazza overlooking the beach, boardwalks through the wetlands, and many other first-class amenities.

Alys Beach is a groundbreaking model for sustainable building. Designed to withstand hurricanes and last for generations, Alys Beach homes meet the highest standards of the Institute for Business and Home Safety (IBHS) and will be certified as the first Fortified community in the United States. Walls are solid concrete and masonry; roofs are grouted cement tile; and windows and doors exceed Florida Building Code requirements for hurricane resistance.

There are three residential house types: the courtyard home, the compound and the villa. Villas are freestanding on their lots with yards all around. Courtyard homes and compounds are built to the edges of their lots and organized around a private central courtyard with outdoor galleries, terraces, gardens, fountains and pools. The courtyard home completely encloses its court, while the compound, on a much larger lot, is composed of multiple smaller pavilion buildings connected by loggias and garden walls.

The timeline to develop, sell and construct the amenities and homes will carry the project for 10 to 20 years, and EBSCO’s involvement in ownership of the resort operations will keep the company committed to Alys Beach long after construction is completed.
