Alys Beach Year in Review

The blossoming Alys Beach community has made great progress in the past year. Marieanne and Erik Khoury-Vogt, husband and wife team and town architects with Duany Plater-Zyberk & Company (DPZ), spread a large map on a conference table and explained what has taken place within the 158 acres that comprise Alys Beach in the past 12 months.

In the past year, nearly two-thirds of phase one have been completed, leaving Alys Beach personnel eagerly anticipating the future. “The past year has been phenomenal,” Marieanne said. “We are beginning to really see progress.” Alys Beach will be completed in four phases over the course of the next 10 to 12 years.

“In the past year we have really hit the ground running,” Erik said. “There have been a lot of global decisions made that are laying the groundwork for the future. While many of these decisions may only be implemented at a small scale right now, they will eventually become a part of the macro vision for Alys Beach.”

Currently, four noble butteries have been erected at both ends of Highway 30-A, the main road that cuts directly through Alys Beach. The butteries blend with the simple Bermuda-style architecture that will make up all permanent structures and help to separate this unique community from the surrounding more traditional beach resorts.

Also completed in the past year was the Fonville Press, a distinctive coffee shop, wine bar and book store combination created to serve as a connecting point for residents in the community. The first completed street also went in early this year, along with the first block of housing. Alys Beach completed its first block of street front and homes at the end of March. This milestone, Marieanne explained, is particularly important for prospective buyers who are hesitant to invest based solely on architectural drawings and small-scale drawings.

Plans are currently in the works to construct a Caliza Pool. The Caliza Pool will be a communal space in the timeless tradition of the Greek agora and will include pools, multiple open-air loggia buildings, dining areas, courtyards, hammocks and intricate landscaping.

Along with the Caliza Pool, breaking ground in the next year will be the town center, which will include upscale shops and restaurants, all with the same Bermuda-style architecture, minimalist color palettes and environment. “I am really excited to see the town center and pool,” Marieanne said. “Up until now, we have spent so much time just with the residential that now we finally get to see the town actually take shape and the vision behind Alys Beach will become more tangible.”
